If you are eligible to buy landed houses (open only to Singapore citizens) it is one of the best property investment options. Landed housing forms only a small fraction of available residential property in Singapore, due to scarcity of land here. In the long term it should hold its value and appreciate as the supply is small. In fact, landed housing prices have risen the most, having doubled in the last 8 years or so.
Most new housing developments are 99 year leases as ALL government land sales are on 99 year tenures. In practice, developments do not last that long as they are usually sold en-bloc to developers for redevelopment once they are more than 20 or 30 years old.
